Contents & Pack-Out

The structure is only half the loss — the other half is everything you own. We inventory and photograph every item, pack it out, clean and deodorize what can be saved, store it in climate-controlled space, and bring it home when the rebuild is done. Your carrier gets the itemized list it needs to pay the contents claim.

What we handle

Everything in the affected rooms — documented before it moves an inch:

  • Room-by-room photo inventory — yours and your adjuster's copy
  • Furniture wrapping, boxing, and careful pack-out
  • Professional cleaning & deodorization — soot, smoke odor, water damage
  • Textiles, upholstery, kitchenware, electronics, and documents
  • Climate-controlled storage for the life of the project
  • Return delivery and placement off the same inventory list

How a pack-out runs

One project, one manager — your contents and your structure move on the same timeline instead of holding each other up.

  1. Walkthrough and contents scope — what moves, what stays, what is urgent
  2. Photo inventory of every item, room by room
  3. Wrap, box, label, and pack out to climate-controlled storage
  4. Triage: restore, claim as loss, or sentimental-attempt — priced honestly
  5. Cleaning and deodorization of everything worth saving
  6. Structure gets dried, cleaned, and rebuilt with the rooms empty
  7. Return delivery, placement, and sign-off against the inventory

Why the inventory is the whole ballgame

Contents claims fail on documentation, not on coverage. An adjuster cannot pay for what nobody listed — and three months into a rebuild, nobody remembers what was in the hall closet. Our room-by-room photo inventory is built the way carriers expect to read it, so the contents side of your claim is as defensible as the structure side.

Restoring beats replacing more often than people think — professional cleaning typically runs a fraction of replacement cost, which stretches your contents-coverage limits further and brings back the things money cannot actually replace.

Contents & Pack-Out FAQs

What is a pack-out, and when do I need one?

A pack-out is the careful removal of your belongings from a damaged home so the structure can be dried, cleaned, and rebuilt — and so your contents can be cleaned and protected instead of sitting in the dust and humidity of a construction zone. You typically need one after a significant fire (smoke and soot reach everything), a large water loss, or any rebuild that opens up multiple rooms.

How do you keep track of everything?

Every item is inventoried and photographed before it leaves your home — room by room, box by box. You get the itemized list, and so does your insurance carrier: that inventory is exactly what adjusters need to pay a contents claim. Nothing leaves without being on the list, and the same list checks everything back in on return day.

Where do my belongings go?

Into climate-controlled storage for the life of the project. Furniture is wrapped, boxes are sealed and labeled by room, and everything stays protected until the structure is ready. When the rebuild passes final walkthrough, we deliver everything back and place it room by room off the same inventory.

Can smoke-damaged or water-damaged items actually be saved?

Much more than most people expect. Upholstery, clothing and textiles, hard furniture, kitchenware, and many electronics and documents can be professionally cleaned, deodorized, and restored — usually for far less than replacement cost, which also protects your contents-coverage limits. We triage honestly: what is worth restoring, what should be claimed as a loss, and what is sentimental enough to attempt regardless.

Does insurance cover pack-out and contents cleaning?

When the loss is covered, contents handling usually is too — pack-out, cleaning, storage, and return are standard line items on fire and large water claims. We document everything in the format your adjuster expects and include contents in the same claim file as the structure, so you are not fighting two battles.
